The Premier League Property Markets Seeing the Biggest Gains and Losses

Arsenal may be Premier League champions, but the club’s local property market tells a different story, with property prices in the N7 postcode surrounding the Emirates Stadium recording one of the biggest declines among Premier League clubs over the course of the season, according to new research.

Emirates Stadium local property market among weakest performers

The research found that property prices in the N7 postcode, home to Arsenal’s Emirates Stadium, have fallen by 7.8 per cent since the start of the season. This places the area as the third weakest-performing Premier League property market despite the club’s success on the pitch.

Premier League’s weakest local property markets revealed

Only Newcastle United and Burnley recorded a greater decline in local property prices over the course of the season.

Property values around Newcastle United’s St James’ Park fell by 10.7 per cent, while Burnley recorded the largest decline, with house prices surrounding Turf Moor dropping by 14 per cent.

Chelsea and Fulham top the property table

At the other end of the rankings, Chelsea and Fulham recorded the strongest growth in local property prices.

The research found that property values around Chelsea’s Stamford Bridge and Fulham’s Craven Cottage both increased by 11.3 per cent over the course of the season.

Aston Villa ranked third, with house prices around Villa Park increasing by 7.1 per cent, while Tottenham Hotspur placed fourth with growth of 3.9 per cent in the area surrounding the Tottenham Hotspur Stadium.

Leeds United completed the top five, where property values around Elland Road increased by 3.7 per cent.

Mixed fortunes across the league

Elsewhere, Liverpool, Crystal Palace and Manchester City all recorded positive house price growth over the course of the season.

Property values around Liverpool’s Anfield Stadium increased by 2.4 per cent, while Crystal Palace’s stadium Selhurst Park’s local market saw growth of 1.7 per cent. Prices around Manchester City’s Etihad Stadium also edged higher, increasing by 1.2 per cent.

Several clubs recorded more modest declines than Arsenal. Property prices around Manchester United’s Old Trafford fell by 0.7 per cent, while values surrounding Everton’s Hill Dickinson Stadium declined by 1.6 per cent. Property values around Bournemouth’s Vitality Stadium fell by 1.8 per cent, while West Ham United’s London Stadium recorded a decline of 2.1 per cent. Property values surrounding Nottingham Forest’s City Ground dropped by 2.5 per cent, followed by Wolverhampton Wanderers’ Molineux Stadium (-2.6 per cent) and Brentford’s Gtech Community Stadium (-3.0 per cent).

Brighton & Hove Albion’s Amex Stadium and Sunderland’s Stadium of Light saw larger reductions, with local property prices falling by 5.3 per cent and 7.1 per cent respectively.

Adam Day, Head of eXp UK and Europe, which conducted the research, said the findings “highlight the varied nature of the UK housing market, even within the relatively short timeframe of a single football season.”
