Revealed: The UK Village that Takes Pole Position for the Highest Rental Growth

With the F1 Grand Prix coming to UK shores over the weekend, we thought it would be interesting to take a look at which of the UK’s 21 motorsports locations takes pole position for the highest rental growth.

New research has revealed that Silverstone, one of the UK’s most famous racetracks and home of the British Grand Prix since 1987, takes the chequered flag for having the strongest annual rent growth of all of the nation’s motorsport venues. Average monthly rents in the Silverstone village and the wider NN12 postcode district in June 2021 were £1009, these  values rose to £1,318 by June 2022 – an annual increase of 30.6 per cent.

Taking second place on the podium is Oliver’s Mount in North Yorkshire, which is home to the nation’s only natural road racetrack. Oliver’s Mount is located in the YO11 outcode area where rental values have experienced 30 per cent annual growth rising from an average of £447 to £622 per month.

Goodwood takes the final spot on the podium for property rental growth for areas surrounding the UK’s motor racing tracks. The venue that is also home to horse racing is located in the PO18 area has experienced a 27.8 per cent growth in rental prices.

Motorsports venue rental growth runners-up include Thruxton in the SP11 district which has enjoyed 24.4 per cent annual growth, Mallory Park in the LE9 area with a rise of 23.8 per cent and Cadwell Park in the LN11 area which experienced rental growth of 19.5 per cent year-on-year.

When looking at rental growth across all 21 locations, prices increased by 13 per cent from an average of £941 to £1,065 while 17 of the 21 locations studied had experienced positive rental growth in the past year. The only locations where rental values had declined were Brands Hatch’s DA3 outcode area with a fall of -9.6 per cent, Blyton’s DN21 (-9.3%), Pembrey Circuit’s SA16 (-4.3%) and Lydden Hill’s CT4 postcode district with a fall of -3.7 per cent.

When it comes to the winner for the nation’s most expensive motorsport rental location, Goodwood ranked top with average rents in the area averaging £1,422 per month. Goodwood was followed by Silverstone with average monthly rental prices of £1,318 and Thruxton at £1,266pcm.

Jack Godby, Sales and Marketing Director at specialist rental platform Ocasa that conducted the research, commented: “Rent values have been steadily increasing in the past year after stalling slightly during the pandemic but it’s fair to say that the sector isn’t quite firing on all cylinders.

That is, of course, unless you’re looking to rent around one of the nation’s most renowned racetracks, with the vast majority seeing strong upward growth where rental values are concerned.

Nowhere more so than Silverstone and it isn’t uncommon to find high rental price premiums surrounding famous locations, even if they’re only in the spotlight for a day or two per year.”
