For many property hunters, finding a safe area to live in is often a top priority. With this in mind, recent data has uncovered the safest postcodes in England and Wales, providing valuable insights for property investors when considering popular areas to invest in.
The analysis focuses on regional crime rates at the postcode district level, highlighting areas with the lowest number of reported crimes per 1,000 residents in 2023. The safest region to live
The results show a clear trend: the South West region emerges as a haven for safety, dominating the list with 15 of the top 20 safest postcodes. Cornwall and Exeter are particularly well-represented, securing six spots each on the list. In fact, Exeter’s EX24 district boasts the lowest crime rate in the entire country, with just 12 reported crimes per 1,000 residents in 2023.
Other standout areas in the South West include South Hams’ PL8 postcode, with a crime rate of just 14, and Exeter’s EX37, which recorded 16 crimes per 1,000 residents. These figures highlight the region’s reputation as a safe place to live.
A safe and affordable area
While the South West shines in terms of safety, it’s also known for its relatively high house prices. However, for those seeking a more budget-friendly option without compromising on safety, Wales offers a compelling alternative. The Welsh region is represented in the top five safest areas by Conwy’s LL27 postcode (pictured above), which has a crime rate of 18. This area, along with Pembrokeshire’s SA63, provides a more affordable entry point into safe living, with average house prices significantly lower than those in the South West.
Property prices in the UK’s safest areas
The average house price across the 20 safest postcode districts is £351,707 – well above the national average of £297,739. Not surprisingly, the most expensive areas tend to be in the South West and South East. For example, Surrey Heath’s GU18 postcode in the South East commands an average house price of £494,582, while properties in the South Hams’ PL8 region in the South West follow closely behind with an average price of £460,854.
For those looking for a more economical option, Conwy’s LL27 postcode in Wales offers an average house price of £230,074, making it one of the more affordable safe-havens. Pembrokeshire’s SA63, with an average price of £265,648, also provides a more budget-friendly option in a low-crime area.

But both regions command relatively high house prices that might not be suitable for every downsizer budget. Wales offers an affordable and safe alternative, but if you’re keen to live in the South West, one way of making it much more affordable is to forget the traditional bricks-and-mortar market and opt instead for a park home.
