Revealed: The Nation’s Most Expensive Postcodes

New research has revealed the areas commanding the highest property prices in England and Wales, with one prestigious London postcode seeing average sold values between January and the end of December 2024 exceed £4.3 million.

Based on Land Registry price-paid data for 2024, the figures reveal the ten most expensive postcode districts for residential sales measured by median price across the country. While the top of the table is, unsurprisingly, dominated by central London locations, the research also identifies high-value pockets beyond the Capital that continue to command investor attention.

The most expensive postcodes in England and Wales

Leading the rankings is W1B, in the City of Westminster – an area stretching from Piccadilly Circus to Regent’s Park – where the average sold property fetched £4,375,000 over in 2024.  W1B tops a list that is primarily London-based with nine of the ten most expensive postcodes located in Greater London.

W1K, also in Westminster and located along the eastern boundary of Hyde Park, takes second place with a median price of £3.65 million. Kensington and Chelsea’s SW1X ranks third at £2.8 million, followed by further Westminster postcodes W1J (£2,675,100), SW1H (£2.55m) and SW1E (£2.325m). The City of London also features, with EC3A and EC2M both recording average sale prices of £2.2 million. Rounding out the top ten is WC2R (£2m) and the outer London postcode EN5 (£1.875m), located in Hertsmere.

High-value postcodes beyond the Capital

Although central London dominates the upper end of the market, a number of high-value residential areas just outside the Capital also stand out for their premium sale prices.

Hertsmere’s EN5, the only non-London postcode in the overall top 10, recorded a median sale price of £1,875,000. Other prestigious locations outside central London that recorded some of the highest median sold prices over the past year include: HA6 in Three Rivers at £1.22 million, BR6 in Sevenoaks at £1.155 million and HP9 in Buckinghamshire at £950,000. In Surrey, SM2 in Epsom and Ewell reached £915,050, GU25 in Runnymede £912,500 and KT24 in Guildford £870,000. Elmbridge saw multiple entries with KT10 and KT11 recording median prices of £850,000 and £845,000 respectively. Meanwhile, Hertsmere’s HA7 also featured prominently with a median sale price of £885,000.

Damien Jefferies, founder of Jefferies James, which conducted the research, commented: “London has always led the way when it comes to prime market property values and the city is not only home to the most desirable and expensive properties in the nation, but it’s one of the most attractive for the wealthiest buyers on the global stage.

Such is the influence of the London market, that even when looking at the most expensive postcodes outside of the city, you needn’t look far, with the rest of the nation’s most prestigious postcodes all found within arm’s reach of the capital.”
