Commuting from the Coast Cuts Property Costs by £1000s

What if swapping a city postcode for a coastal view could save you thousands of pounds? New research has located where commuting from the coast to the city could save up to 44 per cent in property costs, equating to a £4,300 saving per minute of travel.

While seaside living is often seen as a luxury, this latest research from property portal Yopa reveals it can also deliver significant financial benefits. By comparing property prices in five major UK cities with those in nearby coastal commuter towns, the report uncovers where buyers could save up to £242,000 on their property purchase price – and what that equals in savings per minute of travel.

£4,300 saved per minute commuting from the coast to the Capital

According to the research, London-based buyers stand to gain the most by choosing to commute from the coast. Properties in Folkestone – just 56 minutes from the city – average £309,985, compared to £552,073 in Greater London. That’s a price gap of £242,088 or £4,323 saved for every minute of commuting time.

Even when factoring in an annual season ticket of £7,136 for three-day commuting, the long-term saving is significant, with the research showing it would take almost 34 years of travel to erase the house price benefit.

Blackpool to Manchester commute for half the cost

In the North West, Blackpool offers a 67-minute rail link to Manchester. Properties there average £136,917 – that’s £109,713 less than Manchester’s £246,630 average property price. This equates to a saving of £1,638 per minute of travel time. A three-day season ticket costs just £4,336 per year, further boosting its potential as a commuter base.

Tynemouth to Newcastle commute offers more modest savings

Tynemouth offers more modest savings in absolute terms, with average property prices of £196,764, buyers save around £14,396 versus Newcastle’s average property costs of £211,160. With a quick 37-minute commute, that’s £389 saved for every minute of travel – and the Metro season ticket costs under £1,000 a year.

Commuting from Bridlington to Leeds saves, but at the cost of a long commute

The East Riding town of Bridlington provides a coastal route into Leeds, though the 2-hour commute makes it a stretch for most. Still, the £21,553 average saving equates to £180 per minute – enough to tempt those who only commute a few days a week.

Bristol buyers can save commuting from Weston-Super-Mare

Weston-Super-Mare, 29 minutes from Bristol, offers the South West’s best blend of convenience and coastal affordability. With an average price of £313,487, it’s £53,464 cheaper than Bristol (£366,951) – or £1,844 saved per minute of travel.

While traditional commuter belts have often focused on market towns and greenbelt villages, this data highlights the untapped potential of coastal towns that sit within striking distance of the UK’s major urban centres.

For property investors, these locations present a dual opportunity – access to significantly cheaper stock and a lifestyle angle increasingly in demand from hybrid workers, retirees and relocation buyers, so may appeal to property investors looking to build a diversified portfolio. Furthermore, these locations potentially offer a more practical work/life balance than properties in Britain’s sunniest locations.

 However, for those already facing the high house prices associated with living in a major city, looking to the coast as a commutable option could see you save a significant amount.”

With long-term hybrid working patterns now embedded in everyday life, investors who consider coastal commute properties could benefit from adopting the trend early to benefit from future capital growth as demand for properties offering a coastal lifestyle with city access intensifies.
